Your building home application
The Township requires the following information when applying for a Building Permit to construct a new home:
- Completed application
- Plot Plan or Site Plan
- Structural drawings, showing at minimum all dimensions, spans, size and type of materials to be used.
The Plot Plan/Site Plan should show the following:
- setbacks from lot lines
- any drainage swales and ditches
- location of well and sewage system or location of buried service entrances
- hydro services
- bell and cable services
- driveway
What plans are required:
The following plans are required when making the application:
- Footing & foundation plans
- Floor plans, including basement layout if it is finished
- Section detail plan
- All elevation plans
This information is required in order to conduct a proper plan review. This plan review is beneficial in that building code deficiencies can be detected before you have paid for them.
It is also important to indicate on the plans whether there will be a deck(s), porch(es), verandah(s) constructed or if you plan on constructing it later under another building permit.
Additional requirements
Also required to be completed:
- Heating & Ventilation Design Summary
- Energy Efficiency Design Summary (covered in the application)
- Ontario New Home Warranty Declaration (covered in the application)
These forms are included in the application. The HVAC design summary is required prior to construction so that compliance with section 9.32 of the OBC can be determined. The ONHWP declaration is required to verify compliance with section 8.-(2)of the Ontario Building Code Act.
Houses requiring on-site sewage disposal systems
Note: This requires to be a separate application.
Application to install an on-site Sewage Disposal System is required. It must be completed in full with required signatures and licence numbers of the designer and the contractor.
A detailed site plan, showing location and elevations of proposed system complete with dimensions to neighbouring wells, water courses, buildings etc. is required.
Information Required by Building Department for Applications for building a house, addition or renovation
The following is required for all new houses:
- Application on Provincial Forms (with all applicable information supplied and forms signed)
- Site Plan or Plot Plan, attached
- Structural drawings, showing at minimum all dimensions, spans, size and type of materials to be used.
- Footing & foundation plans
- Floor plans
- Section details
- All elevation plans
- Heating & Ventilation Design Summary
- Culvert Application - for lots on Township roads
All proposed buildings and additions on septic systems:
- Application completed in full, complete with required signatures and licence numbers.
- Detailed site plan, showing location and elevations of proposed system complete with dimensions to neighbouring wells, water courses, buildings etc.
Any proposed buildings on County Roads:
- County Entrance Permit, if required, please call 613-732-4353
Any proposed building on a provincial highway:
- M.T.O. Building Permit (within 150' of front lot line)

Building a house requires a Ministry of Labour Notice of Project, these can be completed online.
All electrical wiring must be inspected by the Electrical Safety Authority. Separate inspection applications (permits) must be filed, ESA Customer Service Centre.

Applications may be submitted and reviewed without all information, but missing details will be requested as needed as a condition of the permit.
